Worth understanding before you ask why the small one costs more. Ten-foot containers are not built at that length for shipping in any volume. Nearly every one in the country is a longer unit that has been cut down and had a new end wall fabricated and sealed, so the price is a fabricator's hours rather than steel. Where a 20ft physically fits, the 20ft is the better buy every single time.

Where a 10ft actually earns its keep on the Northern Rivers

The older Lismore streets are the classic case. Girards Hill, East Lismore and the older parts of North Lismore are full of deep narrow blocks with the house set hard against one boundary and a strip of driveway down the side. A 20ft will not turn into most of them, and lifting one over a roof costs more than the container does. A 10ft on a tilt-tray usually will turn in, and that single physical fact is the entire reason people here pay more for less steel.

The second regular buyer is the coastal strata block — Ballina, Lennox Head, the unit developments around Byron and Suffolk Park. Shared ground, marked parking, and a set-down spot that cannot block anybody else's car. A 10ft sits inside a couple of bays and can be picked up and shifted later without a committee meeting about it.

The third is the hinterland block where the only level ground is small. Around Nimbin, Dunoon, Clunes and up the Kyogle road there is plenty of land and very little of it flat. If the one bench you can build is short, buy short. A 20ft on a bench that is not long enough is a twisted container and a door that will not shut.

On any property with room, ignore all of this. The price difference makes no sense until the constraint is real.

Grades matter
Cargo-worthy is the grade we check wind and watertight before it goes on a truck. As-is units are cheaper again and are not sold watertight — one may have a patched repair, a soft floor section or a door seal that no longer seats, and we will tell you exactly what is wrong with it before you buy. New single-trip units are sealed and unmarked. If the container has to keep rain off what is inside it, buy cargo-worthy or better.

10ft — common questions

Why does a 10ft cost more than a 20ft?
Because it is a manufactured product rather than a shipping one. A 10ft is a longer container cut down, with a new end wall fabricated, welded and sealed, and you are paying for that labour and certification rather than for the steel itself. If a 20ft will physically fit on the block, buy the 20ft — it is cheaper and it holds twice as much.
Will a 10ft fit down a narrow Lismore driveway?
Usually, and that is precisely why people here buy them. A tilt-tray still needs a straight approach and firm ground to reverse over, but the short body makes the swing into a tight side drive far more achievable than it is with a 20ft. Send a photo looking down the driveway from the street and one of the intended spot and we will tell you before you order rather than on the day.
Is a 10ft enough for a house being emptied for a rebuild?
No. Sixteen cubic metres is roughly one large single garage. It suits a one-bedroom flat, a workshop's worth of tools, or the contents of a garden shed. A three-bedroom house going into storage while a rebuild runs is a 20ft as a minimum, and more often a 40ft or two 20fts on separate corners of the block.

We are a service-area business rather than a yard you can walk into, so photographs are how inspection works here — and we will point out a mark or a repair rather than photograph around it.
